“Wish I’d known”… 5 tips from a Probate Pro

Wouldn't it be nice to be able to "Fast-forward" through the challenges of starting something new (like being a probate executor), and hit "Play" when you're at the good part (like when the estate is finally settled)?

Of course, that's not an option…but a few probate shortcuts can at least help speed things along.

Below are 5 tips that I always give to probate executors who are considering selling property in the estate:

  1. Make sure you have a Probate Comparable Market Analysis. This is very important, especially for properties that are going through the probate process.
  2.  Always work with a CPRES Agent (Certified Probate Real Estate Specialist) to avoid issues during the selling process.
  3.  Check with your attorney to make sure all necessary paperwork has been filed and that you can proceed with the sale.
  4.  Make sure that your Letters of Administration or Letters of Testamentary have been issued by the probate court. A Certified Probate Real Estate Specialist can help you gather this information.
  5.  Check to see if there are benefits in repairing the property before selling.
